Terms and Conditions

A provisional booking becomes a firm booking and a legally binding contract upon completion of the booking form and full payment

PAYMENT DETAILS
Bookings are made through the booking form, payable in advance.

ARRIVAL & DEPARTURE
Check in is at 4pm and check out at 10am on the last day – unless notified otherwise.

BREAKAGES, DAMAGES & BOND
The guest undertakes to leave the property in a clean and tidy condition. Please report any breakages, damage or failure of equipment immediately, so that it may be replaced or repaired as soon as possible. We fully understand accidents do happen but reserve the right to charge for major breakages or increased cleaning costs

OCCUPANCY
The property should only be used for the number of guests as stated on the booking form and guests must notify us of any intention to invite additional guests to stay overnight. The property must not exceed maximum occupancy at any time as our Short Term Let Licence could be revoked if we transgress the terms.

 BED LINEN & TOWELS
All the bedrooms are designed for comfort with 500 thread Egyptian cotton linen.  A travel Cot and high chair are also available upon request at time of booking at no extra charge. 

DOG OWNERS
If you’re considering bringing your dog please let us know. Guests are liable for any additional costs of repairs, replacements and extra cleaning resulting from their pets. Pets must not be allowed to climb on the furniture (including the bean bags) please nor enter into any bedrooms and should sleep in the utility room please. We have a crate for a medium size dog if that helps and there are treats on the shelf in the utility room. In the event of damage caused by a pet or the need for deep cleaning as a result of occupation by a pet an extra charge will be made.  Please ensure your dog is up-to-date with any vaccinations. Please do not leave dogs unattended in the property. Poo bags are available under the sink in the utility room.

 LOGS & FIREPLACE
The baskets of logs, firelighters and kindling are provided free of charge. Log burners seem to work best when you leave some ash in the grate.

 CANCELLATION & INSURANCE
If for any reason beyond the owner’s control (e.g. flood/fire damage) the property is not available on the date booked (but not limited to rules or lockdowns issues by the government), all rental down payments will be refunded in full but the clients shall have no further claim. We advise you to obtain your own holiday insurance to cover any unfortunate or unforeseen circumstances.

If you wish to cancel your booking after our booking confirmation has been issued, you should inform us in writing as soon as possible

– the effective date of cancellation will be the date upon which we receive such written notification.
In the event of cancellation by you, cancellation charges may be payable, as set out below.

The following cancellation charges apply (depending on the effective date of cancellation):-

* cancellation more than 72 hours before arrival: 25% of the stay;

* cancellation less than 72 hours before arrival: 100% of the stay;

*in the event of a ‘no show’ you will be charged 100% of the stay.

NEIGHBOURS
Canmore Road is a residential street. We have elderly neighbours and would ask guests not to cause any unreasonable noise or disturbance that may constitute an annoyance to any of the residents of the adjoining properties. We reserve the right to cancel or refuse any booking where a guest’s behaviour is deemed, in their reasonable opinion, either aggressive or unnecessarily anti-social in any way.

SMOKING
No smoking is permitted inside the property. You may smoke outside if necessary but please remove all debris. Evidence of smoking inside the property will result in us having to deep clean the property and potentially cancel a booking, both of which will result in extra charges for you.

PARKING
Free parking available on private driveway for up to 3 cars if you park carefully.

CLEANING
The house is cleaned to a high standard before your arrival. We request that you please set the dishwasher off on departure and leave the property and all equipment (cookers, hobs, fridges etc) empty and clean on departure.

 BINS & RECYCLING
Please ensure all waste from the property is correctly placed in the bins & recycling area. See the house folder on arrival for more information
